We are prepared to offer private financing for your customer's that desire to sell their property, and buyer's willing to buy.
We merely ask that we be allowed to qualify the buyer and offer the seller, through_ you, our offer.
Our offer is the result of an offer to purchase and contract between buyer and seller, and our mortgage purchase agreement. Noting that our offer to purchase and contract between buyer and seller stipulates with specificity that the contract is conditioned upon our mortgage purchase agreement, this in reality causes a simultaneous closing in plain English (i.e., when the deal closes the seller receives the mortgage amount in full). Before the initial contracts are issued the buyer is qualified and the seller is given an acceptable offer. Everything else follows the chronological lining.
INDIVIDUAL SELLERS
- If the seller has already sold the property buyer and the seller desires not to wait for monthly payments over a long period, then the only thing that becomes necessary is due diligence and an offer is made to seller or mortgage holder.
- The methods as stipulated above are available for new construction and developers.
- In the case of for sale by owner the same stipulations are available as indicated in numeral 1; however there are no agreements between mortgage brokers or real estate agents.
